Proposed Development: Change of use from 1 no. dwelling (C3) into 2 no. self contained flats (C3), erection of two storey rear extension, conservatory to rear and detached single storey garage.
Following the initial discussion wit the applicant a two-storey rear extension was added to the property to allow for the sub-division of the property into two well appointed one bedroom flats thus allowing additional rental income and the creation of a new "planning unit" in the additional flat.
En-PLan had to achieve approval for the extension to allow for the sub-division as each unit would need to meet the National Space Standards for all new residnetial development. The design had to ensure thta there was no unaaceptable loss of privacy or the creation of an overbeariong effect. By placing the extension a metres off both boundaries this was acheieved and by projecting to the rear by three metres the required space was achievd and the amenity of neighbouring properties was preserved.
En-Plan also provded each unit with one parking space which met both national and local plannig policy requirements as the new flats woudl not increase on street parking and each property had a parking space that meets standrds set out in the Metric Handbook.
The planning application sailed through the planning process and we subsequnetly received instruction to undertake a full plans building regulations application.
However, following on from this initial success a change in circumstances forced the applicants to rethink their plans and unfortunately the initial planing apporval had lapsed as a substantial start on the project had not been made. En-Plan though had a quick reset of the plans and were able to obtain permission for a rear extension and conservatory that would allow for a growing family to occupy the dwelling. En-Plan were able ti use the precedent set by the previous approval to ensure the Planning Department at Birmingham City Council found the revised scheme acceptable.
This new application is a cost effective solution to increasing the number of bedrooms at the property and a way to welcome the new additon to the family.
